Our Fee Structure

Our fees are structured to be flexible and adaptable to the needs of the Community.

 

Annual retainer:

 

This is a fixed cost per flat or house per year and will depend on the nature of the block of flats or estate.

 

It includes:

 

  • Core block and estate management services.

  • Service charge management services.

Additional management fees:

 

  • Pre-sales information packs: before a property is sold the buyer will need a standard set of information about the property.  There is a cost for preparing this  which varies depending on the complexity of information required.  However, this is charged to the individual seller, not the service charge.

 

  • Company Secretarial fee:  This is a fixed fee of, generally £300 + VAT per year.  For this we carry out the company secretarial duties including Companies House Returns and preparation and minuting of AGMs, amongst other duties.

  • Major works management:  This is generally 12% to 15% + VAT of the cost of works and covers the cost of managing and administering the Section 20 consultation process and all of the organisation of resources necessary for larger projects.
